Major new feature - Inspections now available
Property inspections are now available in RentHQ.
If you go to the Setup screen you will see 2 new menu options for Inspection Rooms and Inspection Templates. Default room and template data is already available. Rooms and templates are used to describe what a property looks like, and what should be inspected when the inspection takes place.
Also on the property details screen, you can specify which default template should be used for each property.
A new menu option is also available under the tenant menu group called Inspections. This is where the inspection schedule is created. From here you specify which tenant will be inspected and when. Also from here you can record the inspection results, as well as printing an inspection checklist.
Press the help button in the inspection screens for further information.
This is just the start. There are more features to be added to inspections over time.
Disk Space Used is now visible
On the My Account page (Go to the function menu and choose Setup then My Account) it will now show the total amount of disk space used by your account. This includes the space allocated for the database, reports and attachments. Each account is allocated 500MB of total disk space.
Invoice Due notification on the Dashboard screen
The first screen you see when opening RentHQ, the Dashboard screen, now shows notificatin if a RentHQ invoice is due. The invoice date is also shown. The background colour will change from yellow to various shades of red, depending on how long the invoice has remained outstanding.
Also on the dashboard screen, the Last Backup notification box now has a link which takes you directly to the database backup screen.
Last Payment Amount and Last Payment Date in Mail Merge
When creating a tenant specific mail merge letter, you can now add the Last Payment Date and Last Payment Amount as printable fields.
Column widths now remembered
For all screens with grids, you can resize the width of the columns by dragging the vertical line between the columns in the heading line.
With the current version, these column widths are now remembered. So if you return to the window at a later stage, even after closing down RentHQ, it will retain the width you previously chose. These settings are stored separately on each individual computer, so if you have multiple computers they can have different setups.
Disbursements on the owner details screen
Disbursements are normally seen and created via the Disbursements menu option.
Now, disbrusements can be created via the Owner details screen on the disbursements tab. Existing disbursements can be reviewed or edited or deleted, and new disbursements can be created.
Bank account balance now displayed
On the cashbook screen, after you press the Load button, the current calculated bank account balance is now shown in the lower left corner.
The bank account balance is calculated based on the opening account balance and date set on the bank account setup screen, plus the value of all transactions in that bank account since that date.
After the load button is pressed, as new transactions are added or deleted from the system, the account balance will be automatically recalculated. However if transactions are also being entered by another person on another computer, these transactions will not be reflected in the balance until after the Load button is pressed again.
Owner management fees now inclusive or exclusive
On the owner details screen, on the disbursement tab, the management fees can now be entered either tax inclusive or tax exclusive. The other number is then automatically calculated.
New Report - Future Rent Changes
A new RentHQ report has been created called the Future Rent Changes report. This report will list the contents of the Rent Changes, as found on the tenant details screen for all changes in the future.
Google maps in RentHQ
Google maps have been added to RentHQ.
Now, everywhere where an address is found, a new button has been added. When you push this button RentHQ will open a new browser windows with the google map centred on that address (assuming Google can find it that is).
This has been added to the property, the owner and the tenants contact/forwarding address.
Owner profit and loss report changes
The existing Owner Profit and Loss report is a version of the Profit and Loss report designed from the owners perspective. Therefore management fees are shown as an expense. This report is suitable to giving to owners.
This report has now been changed so that if the report is printed for a specific owner, the owners name is printed at the top of the report in a caption which says something like 'Prepared For Joe Bloggs'
